Harvest Falls Estates Architectural Review Committee Criteria
The Architectural Review Committee has set forth the following guidelines regarding criteria it expects to approve for homes being built in the Harvest Falls Subdivision. The criteria has been established in order to protect existing home values and to assure similar-type values and esthetics be incorporated in future construction.
1). Minimum Primary Ridge roof slopes should be a minimum of 10/12. Secondary roof slopes allowed down to 8/12 pitch. Plumbing venting and PVC "chimney" exhausts should not be visible in front elevations.
2). There shall be at least two openings (either window/door) on each architectural elevation (front, sides and rear elevations).
3). No slab foundations on grade level
4). The committee will evaluate doors, windows and architectural detail of each design for proportional consideration of exterior features.
5). Homes will be evaluated for percentage of natural materials used in exterior siding. Natural materials are defined as brick, stucco, stone or wood. The committee desires to keep vinyl siding to a minimum. Each home will be evaluated upon its own merits, but the committee desires to see three sides of the home, or a minimum of at least 65% natural materials, used on exteriors. Lake front home exteriors should have all four sides natural material.
6). A finished home shall have a minimum final appraised value (including lot) of $350,000.
7). All other design guidelines regarding minimum square footage and side-load garages, as specified within the Covenants and Restrictions of the Subdivision, will be adhered to.
8). No plan shall be approved which is exactly identical to an already existing home in the Subdivision. In the event a plan is submitted which has many similarities to an existing home, the new home must incorporate enough architectural detailing and exterior material selection so as to make it appear unique in front and side elevations.
Notes to contractors:
The exact location of the home (staking) on a lot needs prior approval by the subdivision developer prior to excavation.
Contractor will be liable for cleanup of any trash or debris, whether on or off the lot being built, created by their job.
All construction activities will be contained within the boundaries of the lot being built. This includes dirt piles, vehicular ingress and egress, brush piles, etc.
